What is the Energy performance certificate?

The energy certificate is a document required by the Ministry of Industry, energy and tourism for all homes that are in the process of purchase and sale or rent. With this action, the European Union tries to raise awareness among the population to gradually improve the energy efficiency of our homes.

This document describes all of the housing that directly affect their efficiency, among others, the aspects that are discussed are the following:

  • The envelope: the land, The facades and the roof of the house to inspect.
  • The woodwork and the crystals.
  • Location and orientation of the housing.
  • Sources of power generation
  • State and types of facilities

Once the results were obtained, these are then fed into a computer program in which we can see the power situation of the building and, above all, his margin to improve, this program also generates the energy label.

What is the energy label?
Who should perform this energy certificate?

The energy label is a document that reflects the rating of the housing analysed. This qualification reflects the energy situation as that which is the housing by means of a scale of values, which starts with A (this being the highest value interpreted with the green color) and ends in the letter " G " (this being the lowest value interpreted with the red color).

Part of the final grade, also specified in such a way the following data:

  • The energy consumption in (KWh/m2 · year)
  • Emissions (Kg Co2/ m2 · year)

The certificate of energy efficiency has to be done by a competent technician, this technician may be an engineer, an architect or technical architect. You do not have to be with any company specifies, simply, that, like us, have a technical certification.

                 Who handles the energy certificate?
In Catalunya, once it analyzed the building, block of flats or housing, the results are sent to the Catalan Institute of energy (ICAEN) from the web site of the Generalitat de Catalunya (gentcat).

The price of the energy certificate is dependent on two factors, some factors are fixed and other variables.

Factors fixed (Rates)

  • In our case, the fees to be paid to the mark, the government (usually between 0€ and 12€ depending on the outcome of the tag)

Variable factors (The fees for the work to be performed)

  • The technician's fee
  • Surface or number of dwellings in the case of buildings.
Is it compulsory to have an energy certificate?

According to the Royal Decree 235/2013, of 5 April, this certificate is mandatory for the sale or rental of any dwelling. That is to say, that since June 2013, the owner is required to process this energy certificate.
Rent without the energy certificate is not possible, because it comes with fines economic quantities fairly high that can reach up to€1,000.

The energy certificate has an expiration?
The certificate of energy efficiency both housing and buildings have a validity of ten years. These 10 years are fixed, always and when the house has not suffered modificacions, if the housing has suffered modificacions, rehabilitacions or reformes, these changes must be reflected in the certificate energy, so in this case this certificate energy should be updated and renovated. As we have already mentioned before the owner it will always be the responsible one and not the tenant.
However, according to article 12 of the RD 39/2015, this document will need to be updated, if prior to the sale or rental of a property, have been carried out reforms or any kind of action that could modify the energy rating of the property reflected in the energy performance certificate is in force.
